Built to Order (BTO) Projects may have more customizations suited for California properties. Custom builds vary in price and are based on material and labor involved. We are always excited to try new and unique projects! Due to demand, custom design slots are limited with the average fully custom project ranging between $75k–$110k. While available models can be customized with listed options, they can be further personalized with non-standard premium options.

How long do tiny houses take to build?

On average, our pre-designed (model) tiny homes take roughly 8–10 weeks to complete, however we usually have inventory ready for immediate delivery across California. Custom projects can range from 8–18 weeks to complete and typically have a waitlist. Additional time may be required for complex builds or site compliance requirements. Other factors that can contribute to build time may include material back-orders and concurrent projects. We always strive to complete each build in a timely manner, without sacrificing quality. For clarification, "build time" is the time it takes to build, and should be differentiated from total project timeline, as waitlist queue and order times vary per project.

How can I finance my tiny house in California?

In California, we can build to a maximum height of 14 feet, while the standard maximum height nationwide is typically 13 feet 6 inches. Because maximum length varies by state and transit regulations, always check local transportation laws; our longest custom tiny homes are built on a 36-foot trailer foundation before any additional bump-outs.

If you already own a lot, you may be able to park your tiny house there, though full-time legal residency depends on local municipal codes. How do I move my tiny house in California? Do you deliver?

Tiny homes come in various widths, and depending on the model you select, moving requirements will vary. Homes wider than 8 feet 6 inches require a special transit permit, which generally costs around $25 to $40 depending on state transportation fees. For hauling most of our homes yourself, we recommend a 1-ton dually pickup truck equipped with a class 4–5 hitch (unless otherwise stated). Some of our smaller models can even be towed with a lighter-duty pickup or SUV. We partner with fully bonded and insured third-party delivery services to haul your new tiny home safely to its destination anywhere in California. Delivery costs vary based on the weight and size of the structure. Tiny home delivery is priced for standard drop-offs only; if special circumstances arise—such as obstacles like power lines, low tree branches, or difficult terrain—the delivery company may apply extra charges. While we specialize in California transport, we can facilitate delivery just about anywhere, though alternate shipping methods may be required.

What if a tiny home won’t fit through my California driveway?

While tiny homes are compact, they are sometimes too large to clear a narrow fence line or driveway. Simply taking down a fence section temporarily is often an effective option to guide the home into your desired location. Alternatively, you can use a professional crane service to lift any of our models directly into place. Third-party crane placement is typically the preferred, safest method for navigating hard-to-access sites across California properties.

Do you measure or prepare the site for a tiny home?

We do not visit properties to conduct physical measurements or perform on-site preparation work. However, we have trusted contractor partners across various parts of California who can assist our clients with utilities and site preparation. How do I measure on-site to know if my tiny house will fit?

Measuring for correct fitment depends on the dimensions of the specific model you want to place in your yard or property. We recommend allowing an access opening that is at least 2 feet wider than the home, maintaining a vertical clearance of at least 14 feet, and ensuring a length buffer that is 4 to 10 feet longer than the tiny house itself. If you are placing the unit as a legal Accessory Dwelling Unit (ADU) in California, you must also factor in all local municipal setback and zoning requirements.

How do I get water, sewage, and power to my site in California? What type of connections are required?

Power Connections: For electricity, you will typically want to install a dedicated 50-amp sub-panel for the house (similar to what is required for an Electric Vehicle charger). RV power posts also work wonderfully for positioning power close to the unit. Power connections vary depending on total amperage service, but we will clearly specify which cord or plug type is required for your model.

Water Connections: For your water supply, you will want to run a line featuring a traditional hose spigot positioned as close to the tiny home as possible.

Sewer Connections: For your sewer line, you will want to either tie directly into a 3-inch clean-out or extend the sewer line closer to the home and stub up a 3-inch clean-out.

Hook-up Styles: All connections for our movable tiny homes are similar to an RV, requiring power (usually 30 to 100 amps), water (via a standard garden hose or white potable water hose), and sewer (via a 3-inch sewer connection hose). Most of our units come with the option to hook up like an RV or like a traditional house. Traditional hook-ups can be utilized for a more permanent connection on units that are not planned to be moved for many years. Do I need a concrete pad for a tiny house in California?

While a concrete pad serves as an ideal foundation for a tiny home to rest on, in most cases you do not strictly need one. There are some local California municipalities or jurisdictions that mandate a concrete pad for legal placement, but there are several acceptable alternatives in many areas. Any hard-packed surface, decomposed granite, base rock, or even compacted wood or concrete blocks can be utilized. We strongly recommend checking with local county ordinances and building codes before beginning any site preparation.

How do I connect or hook up my tiny house when it arrives in California? Do you provide hook-up services?

We provide clear, step-by-step instructions with every house for a simple hook-up process. The general overview is straightforward: level the home, connect your water, power, and sewer lines, and enjoy! We also maintain a network of contractor referrals in major areas across the state of California who can assist with on-site hook-ups, local permitting, and placement. What are the tiny home options and styles available, and where do I start?

If you check our General/Purchase FAQ category, you will find a detailed timeline explaining how to get started. Generally, our offerings fall into a few primary categories:

Models: Pre-built packages and semi-custom designs where you select from pre-priced options.

Customs: Fully custom projects ranging from residential tiny homes to various commercial applications.

Partial Builds / "Shells": Models and custom builds offered at different stages of completion. Any model can be built as a "shell," allowing you to finish and customize the interior yourself after purchase.

Can you build a tiny house at my location in California?

No, we do not build anything on-site. However, we have Modular and HUD-compliant models that will be available to be delivered fully or partially assembled, which we will post on our site as soon as they launch. Depending on their size, these modular units can be placed on your land to serve as a permanent home or an Accessory Dwelling Unit (ADU). Do you offer downstairs bedrooms in your California tiny homes?

Yes. Most of our tiny home models feature downstairs sleeping options to suit accessibility and lifestyle preferences. Some of our models are designed exclusively for single-level living with open floor plans, while others offer a functional combination of lofts and downstairs bedrooms.

Can I get a bathtub in a tiny home?

Bathtubs are available on select models and can be engineered into most of our homes. Please contact us to confirm which specific models can be modified as a Built-to-Order (BTO) project to include a bathtub. A fully custom tiny home build can accommodate just about anything, as long as it meets proper weight-distribution requirements and local California building codes.

Do your tiny homes include appliances?

A cooking surface, microwave, and refrigerator are included in most of our models; please check our individual model pages for more detailed specs. Optional appliances include mini-split HVAC systems, full ranges, convection ovens, steam shower generators, washer-dryers, and more. For all of our custom builds, appliances can be fully included or left out for further personal customization. Shell builds generally do not include any appliances, though optional hook-ups in standardized locations can be provided.

How are your tiny homes insulated? What type of insulation do you use?

We utilize a variety of high-performance insulation products. Insulation values can be customized in BTO projects and are tailored based on client needs and geographic climate locations across California. Our standard insulation package includes mineral wool ceilings with an R-value of 23 and mineral wool wall insulation with an R-value of 15. All of our standard insulation materials are mold and mildew-resistant. Specialty insulation products, as well as enhanced insulation packages for freezing mountain or desert climates, are available for an additional cost.

Can I use my own design or another design I've seen for my California tiny home?

As long as the design is structurally sound, meets code compliance, and is safe, we can likely build it. For a client-designed project, the process follows the same framework as our custom builds. While we prefer to build using our own proven layouts, we can build almost anything you envision. A similar design can be used as a reference when custom designing your home at your request, though we will still need to redraw and engineer the plans to guarantee structural quality and safety.

Will you send me layouts of projects you have done?

All of our model layouts can be viewed by clicking the "more info" tab on each respective model page. For all custom California projects, we may share previous designs to give you a strong starting point, but we will not share specific floor plans or design blueprints if you are not already an active client.

Can I get a tiny house for 4–6 people to live in comfortably in California?

Yes. We have completed custom designs that can comfortably sleep 6 to 8 people, featuring spacious living areas and fully functional kitchens designed for family living.

What recycled or reclaimed materials can I use for my California tiny home build?

For clients wanting to incorporate reclaimed or recycled materials, we recommend utilizing them for aesthetic purposes only. We will not use any reclaimed, recycled, or repurposed items for structural elements, trailers, roofing, windows, exterior doors, or toilets to ensure safety and compliance.

What are your off-grid or partially off-grid options for California properties?

We offer many different combinations of off-grid choices. Depending on the specific tiny house model, the availability of certain options may vary. From solar power systems to autonomous water and waste management solutions, please contact us directly to discuss your specific off-grid needs.

Is Tiny Homes for Sale California a certified builder? What does that mean?

Yes, we are a certified builder. A certified home indicates compliance with the ANSI 119.5 standard for Park Model RVs. Movable Tiny Houses (MTHs) are built very close to IRC or residential building codes and typically surpass ANSI standards. Having a certified MTH means that you can legally park your home, transport your home safely across California highways, and resell your home if the time comes. Certification is similar to having a licensed contractor build you a home with all the necessary permits and inspections. There are different third-party companies that provide certification, but not all certifications are universally recognized. Certain California cities and counties allowing full-time tiny home habitation require a certification specifically from one of their state's recognized third-party agencies, which excludes several popular agencies.

Are you RVIA certified for California tiny homes?

We carry the equivalent certification, but we do not use RVIA, which is an industry association rather than a direct certification standard. While many blogs and websites mention RVIA by name, it is often mistakenly assumed to be the mandatory certification required for Moveable Tiny Homes; however, this is not true. In fact, many California regions passing legal tiny home ordinances will not accept RVIA plaques. To meet strict city and county qualifications across California, serve a broader client base, and comply with local regulations, we utilize a different third-party accredited inspection agency that also specializes in the inspection of manufactured and modular homes.

Do you offer a warranty on your California tiny homes?

Absolutely. All of our homes—whether custom-built or a pre-designed model—come with a limited 1-year warranty on all construction, and an extended 10-year structural warranty can be added. Additionally, every appliance and certain specialized materials come with their own distinct manufacturer warranties.
